What this one does is the part nobody sells you: the order the turnover happens in so nothing waits on anything else, and the maintenance calendar you set up once and then stop thinking about.
The vacancy clock fires when a tenant leaves. Fourteen days is the worked example, not the rule — a small unit runs it in eight, a gut renovation takes thirty. What you must not change is the order. Almost every turnover that runs long does so because paint went on after the floors, or something with a lead time was ordered on the day it was needed.
